Hoyt created the sector model. The sector model uses the same land use zones as the circle model. However he suggested that some land use zones built up in sectors or "wedges" alongside main roads.
With the invention of modern transport, people saw the advantage of building industry along main roads and railways. Sectors of industry grew outwards along these transport routes.
Today new housing estates are built near these main roads. This makes it easier to travel to the centre (CBD).
